This is what can build up in your water heater if it is not flushed routinely. When it gets to this point even a regular flush will not do. Have your heater flushed at least once a year to extend its life.
There has been a recent rash of thefts of Back Flow Preventers here in Anthem in the Commerce section west of I-17. Every commercial building has a back flow preventer on the outside that is made of brass. This back flow preventer is required and a necessary element to every building. The brass is valuable to thieves as they can sell it for its weight. These back flow preventers can be very expensive to replace and have caused several businesses to have to shut down temporarily while a repair could be made.
They have been stealing these back flow preventers even when inside a protective cage. They use a bolt cutter to cut the padlock, and lift the cage off, giving them access to the back flow preventer. However, there are some things you can do to help prevent or deter these back flow preventers from being stolen from your building. First you must locate your back flow preventer. This is what they generally look like.
Does your back flow preventer have a protective cage? If so, does the cage have heavy duty locks? Do the locks have a shroud over the hasp to prevent it from being cut with a bolt cutter? If you do not have the shroud over the lock there are ways to modify the cage and add the shroud. If you do not have the protective cage you should consider getting one as soon as possible.
Another thing you can do to make the back flow preventer's brass less valuable and less desirable to thieves is to spray paint it. The "unclean" brass makes it considerably less valuable for scrap value.
Provide lighting in the area of the back flow preventer. Lighting is a major deterrent for many crimes that occur during the night time. Thieves are much less likely to attempt to steal an item in bright light as they like to lurk in the darkness. This applies to commercial establishments as well as for your own home.

Note that the back flow preventer is safely secured inside the cage which is fastened securely to a concrete slab with padlocks. Note that the hasp of the padlock is protected by a shroud that prevents the thieves from getting the bolt cutter on to them. Note that the back flow preventer has been painted blue to decrease its scrap value. Thieves will likely move on to the next building when they come across this setup.
